Ontario Short-Term & Mid-Term Rental Agreement

This Short-Term & Mid-Term Rental Agreement (“Agreement”) is entered into between
Slava Furnished Rentals (“Host,” “we,” “us”) and the individual completing
the booking (“Guest,” “you”).

By checking the acceptance box during checkout and completing payment, you confirm that you have read, understood, and agreed to all terms below. This Agreement is legally binding.

1. Nature of the Stay (Ontario Compliance)

This booking is for temporary accommodation only and does not constitute a residential tenancy under the Ontario Residential Tenancies Act (RTA). No landlord-tenant relationship is created.

2. Guest Eligibility & Occupancy

The primary Guest must be at least 25 years old and must be the primary occupant.
Occupancy must not exceed the maximum stated in the booking. No unregistered guests are permitted without prior approval.

3. Payment & Fees

Full payment is required at the time of booking. Additional charges may apply for damages, excessive cleaning, or violations of house rules.

4. Refundable Damage Deposit

A refundable damage deposit is required and may be charged or authorized as a hold.
If no damages occur, the deposit will be refunded or the hold released within
3–7 business days after checkout.

5. Government-Issued ID & Payment Verification (Fraud Prevention)

ID & Verification Requirements

A valid government-issued photo ID is required for all bookings. The name on the ID must match the name on the payment card and the individual who made the booking.

The Guest authorizes the Host to verify identity and payment details for fraud prevention, security, and compliance purposes.

Failure to Verify

If identity or payment verification cannot be successfully completed, the Host reserves
the right to cancel the booking prior to or at check-in. Refunds, if any, are issued at the
Host’s discretion based on the circumstances.

Fraud & Unauthorized Use

Bookings made using unauthorized or third-party payment methods may be cancelled
immediately. The Host is not obligated to allow occupancy where fraud, chargeback risk, or security concerns are identified.

6. Check-In & Check-Out

Check-in and check-out times are as stated in the booking confirmation. Unauthorized late check-out may result in additional fees.

7. House Rules

No Parties or Events

Parties, gatherings, and events are strictly prohibited. Excessive noise, disturbances,
or complaints from neighbors or building management may result in immediate termination of the stay without refund.

Quiet Hours & Condominium Rules

Guests must observe all building quiet hours and comply with condominium bylaws, rules, and property policies. Violations may result in fines, termination of the stay without refund, or deductions from the refundable damage deposit.

No Smoking

Smoking or vaping is not permitted inside the unit, including balconies and common areas. Violations will result in additional cleaning and deodorization fees.

General Conduct

Guests must respect neighbors, building staff, and property rules at all times.
Illegal activity is prohibited. Pets are not allowed unless explicitly approved in writing.
The Guest is responsible for the conduct of all occupants and visitors.

8. Damage & Responsibility

The Guest is responsible for the property and its contents during the stay.
The Host is not responsible for loss or theft of personal belongings.

9. Health, Safety & Assumption of Risk

The Guest acknowledges that the property is unsupervised accommodation. To the maximum extent permitted by Ontario law, the Host is not responsible for injury, illness, death, or accidents. Guests assume all risks associated with the stay.

10. Emergencies & Force Majeure

The Host is not responsible for interruptions or cancellations caused by events beyond
reasonable control, including emergencies or force majeure events.

11. Cancellation & Refund Policy

A. Reservations Under 28 Nights (Short-Term Stays)

Reservations are fully refundable within 24 hours of booking unless the check-in date
is within 7 days. Bookings made less than 7 days before check-in are non-refundable
immediately.

B. Reservations of 28 Nights or More (Mid-Term Stays)

Reservations are fully refundable if cancelled at least 30 days before check-in.
Cancellations made less than 30 days before check-in are non-refundable.

No refunds are issued for early departures, no-shows, or unused nights.

12. Governing Law

This Agreement is governed by the laws of Ontario, Canada. 

13. Acceptance

By completing the booking, the Guest confirms acceptance of all terms and conditions
outlined in this Agreement.
